Selling 23 properties and 1 mortgage in Abbeville and Laurens Counties.
Properties include lots and land ranging from 1± acre to 29± acres.

For Each Property
Download the Contract Package for that specific property. Each property has its own specific Contract Package. Pay close attention to the details before bidding. Each property has a link labeled “View Docs” on the online bidding page to download the Contract Package.

1. Eleven properties do not have any type of agreements currently in place. The buyers can take posession at closing.
2. Ten properties have Contracts for Deeds*. (See explantion below property listing) You are bidding on the property subject to the rights of a Contract for Deed buyer. A copy of the Contract for Deed is included in Contract Package.
3. One property has a lease purchase agreement. See Contract Package for specific details.
4. One property has a month-to-month lease. See Contract Package for specific details.
5. One mortgage is being sold. Buyer will be assigned the mortgage at closing. (You are bidding on the mortgage only, not the property itself.)

Contract for Deed Explanation
This is a type of Seller/Owner financing where the Contract for Deed Buyer makes payments to the Seller to purchase the property. While the payments are being made, the Seller retains title to the property. Once all of the payments are made, then the Seller issues a deed to the Contract for Deed Buyer.

If you purchase a property in the auction that has a Contract for Deed, then you will take the position of the Seller. The Contract for Deed Buyer will make the payments to you as listed in the Contract for Deed included in the Contract Package for the property. Once all of the payments are made, then you will issue a deed to the Contract for Deed Buyer.

The balances due from the Contract for Deed Buyers are listed in the description for the property on the online bidding page. They will be updated and made current before the bidding begins.
