2 Mobile Home Parks

Along with the Highway 8 property, we will be selling 2 mobile home parks that are part of this farm. 

Park 1 | Bellview Cir | 10 mobile home spaces
This park is located off Bellview Cir and consists of 10 mobile home spaces on 3.17± acres. All spaces are currently occupied. Each pays $110.00 per month for the space. 

Mobile homes are NOT included in the sale. They are owned by the tenants.

Water is furnished by the property owner, and the tap is provided by West Pelzer Water Company. The water company has recently changed. The water bill will be at least $350 per month or more. Please discuss with Terry.

We have been told that every mobile home has its own septic tank, but this is not guaranteed. Rely on your own investigation.

Park 2 | Ponderosa Dr | 12 mobile home spaces
This park is located off Ponderosa Dr and consists of 12 mobile home spaces on 3.15± acres. 11 are currently occupied. Each pays $110.00 per month for the space.

Mobile homes are NOT included in the sale. They are owned by the tenants.

Water is furnished by the property owner, and the tap is provided by West Pelzer Water Company. The water company has recently changed. The water bill will be at least $350 per month or more. As you enter the park, there is a vacant lot on the right with a power pole that is not being used. The next mobile home may encroach on the septic tank for this lot. Rely on your own investigation, and once you own the property you may correct this situation. 

Auctioneer Observation: In the past year, we have sold multiple properties that included mobile homes. Using stats from those sales, it would appear the current space rents are well under current market rates. This is an opportunity to increase the projected income on the first day of ownership. 

We will be using a group extended bidding at the end of this auction. When bids are placed in the last 5 minutes, bidding on both properties will extend for an additional 5 minutes even if only one of the 2 parcels receives a bid.
