			<content:encoded><![CDATA[<p>The United States Department of Agriculture (USDA) Rural Development has contracted with Terry Howe &amp; Associates, Inc. Auctioneers to sell 28 residential homes in an online only auction in July.</p>
<p>The USDA has foreclosed on these properties and is now liquidating them from its inventory. There are 11 homes located in 6 upstate counties, including Anderson, Greenville, Greenwood, Laurens, Spartanburg and Union counties, and 17 homes located in Charleston, Colleton, Georgetown, Hampton, Jasper, and Williamsburg counties.</p>
<p>All of the houses will be sold at online auction at www.terryhowe.com. All properties are being sold at absolute auction, selling to the highest bidder regardless of price.</p>
<p>“We are pleased to assist the USDA with the sale of these properties through an online auction,” said Brandon Howe of Terry Howe &amp; Associates. “We think that it will be a great opportunity for buyers to participate in the auction and for the USDA to sell these properties at current market value.”</p>
<p>These homes will be open for inspection for interested purchasers, and videos of the properties are also available. The auction will close at various times during the week of July 19.</p>

			<content:encoded><![CDATA[<p>Taylors, SC – The last remaining 126+/- acres owned by the James Newman Trust will be auctioned on October 30th at 11 AM in Duncan, SC. The late James Newman, a well-known real estate investor, bought and sold many parcels of land in his lifetime, contributing to a substantial amount of development in and around the Spartanburg, SC region. The Newman Trustees officially ordered the much-anticipated liquidation of this land with nearly 70 acres in Lyman, SC and approximately 56 acres divided into several tracts and lots in the Duncan, SC area.</p>
<p>69.9 +/- Acres In Lyman – Just under 70 acres, this Butler Street parcel will be sold as a whole. Available water and R-15 zoning create development potential, and this growing residential area features convenient I-85 access to Spartanburg, Greer and Greeneville.</p>
<p>5 Lots and 9.49 Acres In Duncan – Ranging from 0.61 acres to 1.34 acres, five lots reside near a 9.49-acre parcel in the Rosewood Circle neighborhood. This acreage was previously platted for a continuation of the Rosewood Acres subdivision, but the plats were never recorded. A roughed-in road exists with a fire hydrant located midway.</p>

During July 13-18, attendees learned best practices and strategies from numerous business and marketing leaders. Terry Howe, CAI, AARE taught a seminar titled “Money Talk – Professional Fees for a Professional Service” to a full room on Wednesday, July 15 from 1:00 PM – 2:00 PM.</p>
<p>The class featured examples of accounting and business skills that are reflective of both an auctioneer’s operational costs and service level. First it stressed how a business discovers the cost of operation. Second it defined common factors in professional service and how an auctioneer structures fees in order to offer that level of service.</p>
<p>About 90 auctioneers attended the session. Terry Howe, CAI, AARE has been asked to give the seminar again at a future conference. This was the third time he gave this specific seminar.</p>

<p>Located in Greenville County at 115 Alpha Drive, the 3-bedroom, 1-1/2 bath single-family home features a brick façade and carport. Inside, all windows have been replaced with double-pane, flip-in windows, and hardwood floors lie in the majority of the house (under carpet in some rooms). A fenced yard completes the home.</p>
<p>The Robbie Cooper estate auction at Wilcox Rd in Tryon, NC includes a 2000 Chevrolet Malibu and a large assortment of personal property. Appliances range from a Maytag Washer and Maytag Dryer – both only 8-months old – down to a Hotpoint electric stove and Sunbeam toaster oven.  Furniture, Fiestaware and Floor lamps accompany Boyds Bear collectibles, garden décor and jewelry.</p>
<p>The Hardwick Dr auction in Greenville showcases a number of antiques: antique schoolhouse hanging globe light, antique empire side chairs in walnut with carved backs and tapestry bottoms, antique patterned glass, antique prints, antique pump organ, antique child’s singer sewing machine, and many more antiques alongside vintage items.</p>
<p>The Watson Dr auction features a 1996 Dodge Dakota automatic V6 truck, generator and power washer.  </p>
<p>The auctions conclude with remaining items from the living estate of Ms. Ruth Stockton and County Classic Gifts and Collectibles store liquidation at Christmas Tree Ln. This advanced course for auctioneers of real estate covers advanced techniques in the marketing, financial analysis, and property evaluation.</p>
<p>The course is divided into 3 focused sections. The first course, AARE 100, centers on both core and emerging marketing techniques for residential, agricultural, commercial and industrial properties. The second course, AARE 200, focuses on cash flow analysis, holding period analysis, tax consequences and other financial considerations of an auction. In the third and final course, AARE 300, auctioneers build case studies around actual properties and conditions to determine suitability for auction, including market research, proposals, marketing plans, and post-auction activities.</p>

			<content:encoded><![CDATA[<p>Property owners who want to sell their property quickly so they can move on to a different phase of their life often find auctions to be fast, efficient and less expensive than traditional real estate sales. Homeowners who are relocating or have purchased another home and do not want two mortgages can benefit, as well as estate or trust settlements and those making 1031 exchanges to defer taxes.</p>
<p>&#8220;People choose auctions because they have a defined goal and need to achieve it in a certain time frame,&#8221; said Terry Howe of Terry Howe and Associates, Inc. &#8220;It is our job to help them reach that goal.&#8221;</p>
<p>&#8220;Some people make the assumption that auctions are for desperate situations where the seller is having financial difficulties,&#8221; he said. &#8220;That&#8217;s a myth. Auctions are for people who choose to control their property, rather than let their property control them.&#8221;</p>
<p>Founded in 1984, Terry Howe and Associates started out handling business liquidations, which evolved to include estate settlements and the company&#8217;s current focus, real estate auctions.</p>
<p>&#8220;We sell residential and vacation homes, commercial and retail business centers, industrial property and hundreds of acres of land,&#8221; Howe said.</p>
<p>In addition to planning and advertising the sale, their staff can arrange cleaning, repairs and maintenance of the property until the auction. The company also handles sales of fixtures and personal property as well.</p>

<p>Additionally, the company has the capability to take large parcels of land and develop them as smaller tracts to sell in one auction. The owner benefits from the division because there is a larger market of buyers for small plots which increases value, and the transaction is still handled in one day, as it would have been if sold intact.</p>

The first step is to identify the seller&#8217;s goal and time frame. A property evaluation will determine its suitability for auction and help to identify a target market.</p>
<p>&#8220;Before making any decision, you will receive a written proposal, and any questions you have will be addressed,&#8221; he said. &#8220;You must be confident that an auction is the best way to sell your property before entering an agreement.&#8221;</p>
<p>The company markets the sale through direct mail, internet, signs, newspapers and magazines. A property information packet is carefully prepared to highlight positive attributes while properly disclosing any defects to instill confidence in potential bidders. The auction is conducted by one of Terry Howe and Associates&#8217; auctioneers, and the winning bidder signs a contract of sale and presents a non-refundable deposit. The buyer has thirty days to conclude the transaction, at a closing coordinated by the company.</p>
<p>Ordinary real estate listings don&#8217;t take advantage of competitive bidding, Howe said, and often allow contingencies that can cancel the deal. Closings that fall through can be devastating when the seller is required to start over again waiting for another buyer to come along, particularly if the property is left vacant, risking theft and vandalism.</p>
<p>&#8220;Vacant properties consume equity at a rate of 12 to 15 percent per year due to mortgage payments, taxes, utilities, lawn and home maintenance, and lost potential earnings were the equity invested,&#8221; he said.</p>
<p>Because auctions require the winning bidder to make a substantial, non-refundable deposit, the seller is compensated for the lost time even if the sale falls through, Howe said.</p>
<p>Choosing to sell real estate at auction allows the seller to control the timing of the sale by setting the auction date. In addition, auctions can be an economical choice for the seller, because the buyer pays commission and closing costs. Howe said these advantages make auctions the best option for selling real estate in many situations, and can result in sales that are optimal for both buyers and sellers.</p>
